Up in the air....

Well, many things have continued to happen since we received our signed agreement of sale... They accepted our offer with no conter-offer which was really exciting. It seems like they are ready to get rid of this house as soon as possible. We had the house inspection the following week and Dad Underwood came up to go through it with Dan. The inspector was very thorough, however it was raining like crazy, so some things were not able to be completed. What was inspected revealed a lot of issues.......The biggest of all being the small attic/crawl space. There are extremely old tube and knob wiring the goes through the entire attic and someone decided to spray insulation in with these wires, thereby creating a HUGE fire hazard. As a result of this, and the fact that the electrical box is no longer up to date, deems this house unliveable. This means that without this being completed, we can not get an occupancy permit. When we received the report from the inspector, we typed up a list of what we wanted the sellers to do for us, or what they needed to give us a credit for. Unfortunately the next day the inspector returned to the house to complete the inspection and found that the house really needs a new roof as well.....So, we re-typed a list and the total amount of what we are asking from them is abour $18,000 worth of work or credit. At this point we are waiting for the termite report before submitting this to the current home owners for consideration.

Aside from this Dan called our land lord and found out that no we can't just give 60 days, we also have to pay 2 extra months rent in order to get out of our lease....WHAT A RIP! This isn't written in our lease anywhere, so she told Dan that they would take a look at it...we'll see what happens. We are going to give our 60 days notice now and luckily we can retrack that at any time.

SO what this all boils down to is that unless they give us $100,000 or less for this house, we will not be buying it. We don't want to put more money into this house than it is worth and we don't have the extra money to just pay 2 extra months rent. So, we'll see what happens in the next week. We are entertaining the idea of moving into Center City if the house doesn't work out, but that is just a thought at this point. We figure that this would be the only time that we could really live in Center City, so we'll see what happens.

Other than that, highlights of the weekend included Chris going to the city on Friday for the Phillies Parade. It was a lot of fun and pretty CRAZY. It was a great day, but due to the crazy public transportation situation, she ended up walking home and Dan picked her up about half-way. We also went to two Halloween parties, one in Manayunk and one in center city near the art museum. The center city party was on the 16th floor with a beautiful view of the city (hence why we may be moving to center city). It was a great night out with friends. Today Dan went the guys to go Paintballing in Maryland. Sounds like they had a great time.
